Midway Farms

Are you interested in a home in the country that is built around simple ideals, a home with acreage, surrounded by other like-minded neighbors who enjoy the sound of nature and not the buzz of commercialism?

Midway Farms is that special place. Just off Highway 170 and Tucked "midway" between Hilton Head Island, Savannah and Beaufort, this attractive 110-acre community is zoned community preservation so you don't have to worry about commercial interests wading into your peaceful residence.
"It's very quiet, with very little traffic," says Accredited Luxury Home Specialist Beverly Serral with Cora Bett Thomas Realty. "These are really country estates."

Developed in 1983, the farm land was originally divided into 18 equestrian-friendly parcels, each measuring between 5 and 13 acres. Today, there are 13 owners who make up the small community. Many have added their own barns, paddocks, riding rings and private stables. Some residents, however, simply enjoy the wide expanses that the large lots offer and have not built equestrian facilities. Since it beginnings Midway Farms has coveted the private road that runs through the property.

"It remains purposefully unpaved, for horse traffic as well as vehicles," says Beverly. "There is little outside traffic other than residents and none of the road noise that is associated with paved streets."
What is unique about the community is that it is governed by certain covenants and restrictions overseen by a homeowner's association. Perhaps not as restrictive as some communities,Midway Farm's HOA maintains the road and insures that no commercial activity takes place on the grounds.

In the coming years, residents will have access to more shopping. Developers plan to build retail stores and outlets near the neighborhood at New Riverside, but the country charm of Midway Farms will remain untouched.

As Beverly refers to it,"Midway Farms is set to remain a country refuge for people and animals who enjoy being close, but not confined."
