In 1960, Del Webb Corporation officials launched a new type of community in Sun City Arizona that has today become a standard lifestyle for many active adults over 55. With an emphasis on active, communities like Sun City Hilton Head which was established in 1995, have become populous neighborhoods where homeowners can do everything from swim, hike, bike, walk, exercise, play, compete and more.
"[Del Webb] believed in active living," says Sea Pines Real Estate Agent Evelyn Meeder who moved into Sun City in 1996 and became the first resident to sell property. "All homes are on one floor; doors have lever handles not knobs."
These small considerations are just some of the reasons Sun City has become attractive to older adults. The gated community includes a 24-hour manned guard house that provides greater security to its residents. Within the gates, homeowners have access to activities that would wear their grandchildren out two 18-hole champion golf courses, 10 Har-Tru tennis courts, four swimming pools including a 5,000 square foot heated outdoor pool with swim lanes and walking area, leisure trails, softball field, croquet course, billiards, bridge and more.
There are more than 100 clubs in Sun City according to Toni Larose-Gerken, Marketing Agent and REALTOR/Partner with Real Living in the Lowcountry. Toni is also a resident.
"When people buy a home in Sun City, they are buying a lifestyle," she says. Tennis, cards and golf clubs are staples within the community as well as clubs for more specific interests like woodworking, ballroom dancing, photography, and synchronized swimming. There is also a veterans club.
Pat Griffith, Broker Manager of Weichert Realtors Coastal Properties lives in Sun City and has opened a local office there, "We are really excited about our new office. All our [Sun City] REALTORS live in Sun City and are active in the community."
Sun City living includes villas, cottages and single family homes all on one floor with more than 60 different floor plans to choose from. In 2001, the nation's largest homebuilder Pulte Homes merged with Del Webb Corporation. Pulte Homes has been honored with awards by J.D Power and Associates and more and is a recipient of the Malcolm Baldrige National Quality Award for its attention to quality and customer satisfaction.
Like many small cities and towns, Sun City has a Town Square. Close by is the state-of-the-art fitness center where a special floor in the aerobics room makes it easier on the joints.
Also within Town Square is a learning center complete with computer room, arts and crafts programs, a library and a sewing room.
"It has the best of equipment," adds Evelyn.
Adjacent to the learning center is Pinckney Hall where residents are treated to seminars and can relax in the Wall Street Room where daily papers are delivered, a billiard room is available and more.
"There are more than 50 clubs," says Tony.
For dining, the two golf courses each offer their own delicious choices. One houses the British Open Pub, the other has Citi de Sol, an Italian restaurant.
Homes and Resales
There are currently 6000 homes occupied by 11,000 active adults. The community is expected to have more than 9000 at build out and eventually include a Par 3 18-hole executive golf course and a performing arts center.
Interest rates continue to remain low and many mortgage companies and banks are offering great ways to finance. "You may have more options than you think," says Gold Service Mortgage Loan Officer Beth Hornick. "In many cases, you can purchase your new home with little or no down payment."
Some residents continue to maintain secondary homes close to family and friends elsewhere. And many are far from retiring. The average age at Sun City is 62. In addition to careers, many residents give back to the local community.
"One of the big things [in Sun City] is volunteerism," adds Evelyn. "Kind, nice sharing people who give something back to their community hospitals, schools. Ive always admired people who do that."
New homeowners at Sun City are greeted by the Welcome Committee who provide information on necessities such as the closest vet and grocery stores. A constant thread throughout the community is each resident's desire for activity, camaraderie and friendship with like-minded individuals. No doubt the Welcome extends well beyond the Committee.
