Heritage at New Riverside

Many of us grew up in communities where the homes were not oversized, the lots were close enough to converse with your neighbor over the hedge, sidewalks extended on both sides of the street and kids could play outside all day, or at least until the street lights came on.

Sivica, a developer of communities in Georgia and South Carolina, has established a reputation of building the communities we once enjoyed. The company's most recent undertaking is Heritage at New Riverside, adjacent to Palmetto Bluff.

"It's the way things used to be," says Pamela Hancock, a New Home Consultant for Heritage at New Riverside. "The streetscape is just beautiful with trees and lots of balconies."

Like the company's 10 other master-planned neighborhoods, its formula of building quality homes nestled in neo-traditional communities is drawing enthusiastic buyers.

"We offer a lot more value here than other places I've been," adds Pamela who says standard features at Heritage at New Riverside would be considered upgrades by some developers.

As part of its unique design, several "pocket parks" with picnic tables and park benches will be placed around the neighborhood to provide green space and outdoor play areas for families. Plans also include a designated dog park, a butterfly park, children's playground, sand volleyball pit and a sports court.

Perhaps more inclusive of 21st Century living is the fact that Heritage at New Riverside offers a fiber optic telecommunications package for all homeowners where phone, Dish Network television and High Speed Internet are bundled and provided for one low rate. The community also offers maintenance-free living. No more cutting the grass on hot summer days! As a homeowner, hot summer days will now include a dip at the zero-entry junior Olympic-size pool. The 3900 square foot amenities center will include a fitness room, see through fireplace and kitchen among other things.

Nearby Amenities Heritage at New Riverside is adjacent to the famed Inn at Palmetto Bluff, known around the world for its incredible beauty and luxurious spa. There are also miles of hiking and biking paths, championship golf courses, tennis centers, restaurants and retail shops near by.
The development intersects with the Bluffton Linear Trail, 3.2 miles of unpaved road for hiking biking and horseback riding. Buckwalter Regional Community Park is also currently breaking ground. The 142-acre facility will include soccer fields, a skate park, tennis courts, a multi-use track and more.

Hilton Head Island, which hosts the Verizon Heritage Golf Classic, is just over the bridge where popular events, art shows and community programs take place throughout the year. The historic town of Bluffton is also close by with it's local flair and distinct boutiques that mirror the neighboring towns of Beaufort and Savannah.

Spec homes and models are drawing inquiries from all over the nation. "We have three distinctive styles here at Heritage," says Pamela. "The town homes start at $184,990 for 1526', 3 bedroom/2 bath home. And all 3 floor plans have a one car garage and extra parking. The largest floor plan is 1748' and is offered at $193,990."

Another distinguished home style is part of the Old Town collection. "The two car garage is located in the rear of the home, which is accessed by way of an alley. These homes range in size from 1280' to 2139' with 8 plans to choose from and are priced from $192,990 to $238,990 for 3, 4 and 5 bedrooms. Some plans even have the master bedroom located on the first floor."

The last of the series is the Signature collection, traditional homes with a two car garage in the front of the house. These floor plans ranging from 1674' to over 3,000 square feet in size.

"These 3 and 4 bedroom homes also offer the master bedroom on the first floor, and range in price from $237,990 to $284,990," adds Pamela.

Sivica Communities have sold out in many areas around the south for many reasons. At build out Heritage at New Riverside is expected to have 897 homes.

"The peaceful backdrop of romantic verandahs and natural settings, force the most driven of us, to slow down and enjoy the balconies, wide porches and side walks," says Pamela.
