Hampton Lake

Hampton Lake

American Poet Wallace Stevens once wrote,"Perhaps the truth depends on a walk around a lake." There is something magical about a lake and its ability to calm our senses. Each year, families from around the country look forward to their days at the lake, spending time fishing, boating and drifting with loved ones.

If you have ever considered lakefront living, one of the finest communities in Bluffton is calling your name. The 900-acre gated community of Hampton Lake is waterfront living at its finest. In addition to the beautiful water and the exceptional amenities, this community is part of a remarkable legacy created by the developers of Colleton River Plantation, Belfair, Berkeley Hall, and Hampton Hall. Led by John Reed, Reed Development has played a major role in the evolution of the Hilton Head area since the 1970s. Previous communities have been singled out for their awarding-winning golf courses and home designs.

However, when Reed Development considered the design of their newest community, the research didn't seem to point toward another golf community. Buyers expressed interest in lakefront living, and Reed Development complied. Today, Hampton Lake is the first private lake community in the Hilton Head/Bluffton area and in less than a year of its opening, it already boasts more than 110 residences in various stages of construction, including 65 completed homes. And, its Lakeside Amenity Village was recently honored by the National Association of Homebuilders and Professional Builder magazine with the 2007 "Best in American Living Award",which designates Lakeside as the nation's best community facility.

As a testament to Reed's commitment to quality, the 165-acre Hampton Lake was designed by America's premiere lake designers. Don Keller and Barry Smith of American Sportfish have designed lakes for Presidents George W. Bush and Jimmy Carter,Disney World and State Game and Fish organizations from coast to coast. Taking time to incorporate every detail of a great lake,Hampton Lake was created with strategically placed underwater habitats that enhance production of Striped Bass, Copper- Nose Blue Gill,Tiger Bass and Shellcracker.

"Hampton Lake is more than a community, it's an experience," says Kristen Lee, Marketing Director. Kristen recently moved to the area from Charleston and was immediately captivated. "Seeing a lake of this magnitude and the amenities surrounding it made quite an impression."
Hampton Lake was designed to encompass true lakefront living, with many homesites offering boat slips in the homeowner's backyard. The lake includes seven miles of navigable waterways and 15 miles of shoreline. Residents can rent a boat or kayak and pick up bait and lures for a day of fishing at Doc's Boathouse located at Lakeside Village. Also in Lakeside Village are The Spa & Fitness Central and Backwater Bill's restaurant, a delicious and casual choice after a perfect day on the lake or Adventure Lagoon, a unique area that offers a resort-style pool, lazy river, an adults-only pool area with tented cabanas and a separate kids' area.

Sandi Point Beach is just steps from Adventure Lagoon, complete with stone firepits for roasting s'mores or just warming your toes on cool evenings. Like other Reed Developments,Hampton Lake has an area specifically set aside for preservation. Over 340 acres of the community has been established as a Nature reserve. There are also nine miles of walking trails and boardwalks that wind throughout the neighborhood and the preserve.

"Collectively the lake and the nature preserve create over 500 acres of open space,in this community of just over 900 acres," says Gerrit Albert, President of Hampton Lake. "Visitors are blown away by the balance of nature, homes and world-class amenities. It's a community that lives up to the 'you have to see it to believe it' saying."

The homes and homesites are equally as remarkable as the other community elements. There are a variety of custom and pre-designed homes ranging in price from the upper $300s to over $1 million. Of the more than 110 residences already in various stages of completion,30 are custom homes, the remainder are set within four distinctive enclaves - Villa Homes,Carriage Homes,Coach Homes and Cottage Homes.

The two- or three-bedroom Coach Homes range in size from 2500 to over 3700 square feet and offer exceptional views of the lake and its waterways.

bathroom Villa Homes provide family-friendly features and comfortable living with master suite, second bedroom, kitchen, dining room, and living room on the same floor. A second floor 400 square foot bonus room can be used as an additional bedroom, office,or game room. Villas range in size from 1978 to 2269 square feet.

Hampton Lake's Carriage Homes include three- to four-bedroom floor plans that can be customized with special features offered by the builder. Homes range in size from 2583 to 2714 square feet.

The Cottage Home floor plans offer spacious three- to five-bedroom options and range in size from 1958 to 2950 square feet with formal dining room, gourmet kitchen, study, breakfast area, an optional screened porch and more. The flexible space built into the plan provides room for a potential bonus room, and a half or full bath.
The collaborative effort between Hampton Lake and its team of builders provides an array of living choices that compliment each other, and the community as a whole.
